Learning about your home. I want to know as much about your home as you do.  As a seller you will be required to fill out a Property Disclosure Document detailing your knowledge of any deficiencies that you have repaired (or not repaired) while you have owned the house.  I also encourage my sellers to use it as a brag sheet to  mention of all improvement or upgrades you have made to your home.

Your Competition: Your home will compete with other homes on the market. These may or may not be located in your subdivision.  It is our job to scout those properties, and tour them if necessary to get a better idea of your competition.

Pricing it right. Pricing your home is where your motivation to sell and my understanding of market dynamics come together.  Pricing your house too high (to allow some wiggle room) helps sell other homes.  Call me discuss my method of price determination.

Technology is wonderful and without it it would be difficult to find the right buyer for your home.  But, some old tried and true techniques continue to yield results.  So, I use those, too.  These include:

  • For Sale Signage
  • Open House events(Public & Agent)
  • A binder placed inside your home with pertinent information. 
  • Targeting active real estate agents that specialize in selling homes in your neighborhood.
  • Following-up with agents who have shown your home and providing them with the information they request in a timely manner.
  • Anticipating the buyers’ agent’s needs, being prepared to answer their questions or lend a hand.

Staging is the art of enhancing the visual appeal of a property, to increase its market value, and attract a larger pool of potential buyers. 

Many clients fear that staging will be expensive, but it doesn’t have to be.  It begins by understanding the home buying experience from the buyer’s perspective, then working together to make your home as attractive as possible.

Trim bushes, weed the flower beds, and depending on the time of year, plant annuals.  Pressure wash the exterior of your home, the walk ways, and the drive way.  If it’s been a long time, you may want to consider having the exterior re-painted.

Odors.  You may not be aware of odors from pets, cooking, and cigarette smoke but prospective buyers will notice it right away. Take whatever steps you can to eliminate these problems. Ask me of inexpensive tips for odor removal.

De-clutter.  Most people are natural gatherers; they store things in their closets, the garage, under the bed, in cabinets, and on flat surfaces.  The more organized these areas look the more appealing they will appear to buyer.  But many of these items will need to be packed for the move so take the time to de-clutter and pack as much as possible ahead of listing your home.

Remove excess furnishings. Too much furniture or oversized furniture can make your home look smaller than it is.  Be mindful of walkways and paths throughout the house.  Also, limit furniture in rooms to allow these spaces to look larger.

Fix items in need of repair.  Buyers have a tendency to overestimate repairs so take the initiative to get these done before listing your home.  I am happy to walk thru the house and make suggestions and will help you prioritize these items to formulate a repair schedule.

Pre-Inspection.  Some sellers opt to perform a pre-inspection on their home prior to listing.  This report is often shared as an attachment to the property disclosure form and shows your willingness to take a pro-active position to the sale of your home.  Call me to discuss this process.
